In Arizona you can’t just Walk Away
In the State of Arizona the lender has the right to demand a deficiency provision from the previous owner of a foreclosed property if they (the lender) suffer any loss when the home is sold at auction. This means that if your home is foreclosed on and left in poor condition, it will likely be sold at an auction for less than the amount still owed the bank. If and when this occurs, the lender can file a judgment against you for the amount lost in the transaction.
